You do not need a Realtor, but you are more than welcome to have a Realtor advise you. We do not pay Realtor commissions, so you would need to pay the Realtor any fees they charge for their advice. In our experience, most Realtors do not understand the raw land game and can slow down or hinder the process. Additionally, most of these properties are priced so low that a Realtor cannot make an acceptable commission, so they typically don’t want to work with these types of properties.

You do not need an attorney, but if you prefer to get an attorney’s advice we would encourage you to do so. Again, you would need to cover the costs associated with the attorney.

Simple, just contact us. If we can come to terms, I can send you the docs you need to sign to get the process started.

We’re always sourcing new properties… and adding new properties to this site on a continual basis. So, check back often, as our properties tend to sell very, very quickly.

Typically, we charge a document fee. We have overhead related to selling these properties (legal document fees, recording fees, and processing fees), and this document fee covers these expenses.

There is no application. If you can pay the down payment and the doc fee, we will sell you the land.

Property taxes are generally very low on these properties. While we are holding the financing, we will pay them and charge them back to the buyer. The yearly tax amount will be divided by 12 months, and the amount will be added to the buyer’s monthly payment.

In most cases, yes. But you would need to pay off the property first.

You can camp on most of our Arizona properties, or stay in an RV on the property for up to 30 days. For longer stays, you would need to install a septic system, which would require a permit, which would require you to pay off the lot first.

For most of our Florida properties, RV’s are not allowed, except temporarily while building. Mobile homes are not allowed. Modular homes are allowed, but you would need to contact the county to get the full details.

Each property is different. The county typically has some restrictions. We usually provide some information in our listing about what is allowed on each property, but we still advise the buyer to contact the county and ask many questions before purchasing any land. Due to permitting, you cannot build a permanent structure on the property until SimplyLand is fully paid off.

Again, each property is different. Many times, there is power, water, sewer, and even natural gas available. In other cases, you may need to install solar panels, haul in water and propane tanks, and build septic systems. We will usually have this information available for you, and can also get you to the right utility companies for more detailed information. 

Typically, you will have 35 days to remedy the situation and pay the full balance. We do charge a late payment penalty. After 35 days, we will send you a letter stating that after an additional 30 days, we will foreclose on the property if full payment is not received. In total, you will have 65 days to get the balance (payments plus late fees) caught up before we foreclose the property and begin marketing it for resell.

However, we do offer a Paycheck Protection Program (PPP). For an additional monthly fee, we will allow you to miss one payment per calendar year, with no late fee. The missed payment will be moved to the back end of the loan, extending the term of the loan by one month.

The price of the PPP program varies based on the price of the land.

Typically, we do not have surveys or perc tests on our land. We specialize in raw, vacant land. The buyer is responsible for these things. In rare cases, we may have this info from the person we acquired the property from. However, we still advise buyers to get their own surveys and perc tests.

Yes. When we set up your loan in Geekpay, we will give you instructions to create your own login so that you can go and view your loan at any time, see your balance, make additional payments, or change personal or banking info.

When you pay off the property, we create a deed from our company to you (however you would like to take title), and record it with the appropriate county’s recording office. At that point, the property belongs to you and you can pull permits and do anything that the county/city allows!

Our company spends money on marketing for land in several different ways. We send mail to landowners, do online marketing, as well as call people who we have identified as likely to sell.

Yes. We can provide you with GPS coordinates for the land, and you can go out to see it anytime you please.

Our owner financing prices are not negotiable. If you have cash, you can make us an offer.
